It is always a dream of an individual to own a property. At the time of purchasing a property, it is important to check for necessary documents and perform a careful inspection of the property before taking possession of the builder.
1. Check Certificates – Check whether your builder has obtained Building Completion Certificate (BCC) and Occupancy Certificate (OC). Occupancy Certificate is issued by Local Corporation or Municipal Corporation if a building has been constructed as per the approved plans, building standards, fire safety standards and has Building Completing Certificate. The legal possession of the Flat by the Owner is valid only with the Occupancy Certificate.
2. Property Dimensions – Validate room dimensions including bedrooms, living room, kitchen, balconies, utilities, bathrooms kitchen as per the agreed plan as you are paying for every square foot of area.
3. Fittings – Check for all fittings for kitchen, bathroom, and sanitary which should be as per the brand specified at the time of booking the property. It is always advisable to ask for warranty papers received with these fittings.
4. Doors and Windows – Inspect all doors and windows for its alignment and other fittings like stoppers, hinges, paint, frame, locks, and finish quality as per the pre-specification shared at the time of booking.
5. Drainage outlets – Check for all drainage outlets by pouring water including balcony rainwater outlet. Sometimes, Mason forgets to clear concrete waste from the pipe joins. Look for dirt, clogging, cracks, etc.
6. Wall painting – Check for all inner and outer walls including balcony, utility, below kitchen platform ducts, etc. It is better to inspect in light using tube light for uneven surfaces. If there is any negligence in the workmanship can be easily identified.
7. Switches and Plug points – Carry bulbs and tester with you while checking electrical points. Check each room by putting bulbs on each holder. This will help you to check the two-way connection, electricity leaks, non-functioning switches, etc. Use a tester to check all plug points.
8. Lifts and Fire Safety – Check whether lifts are provided as per the agreed plan. Check for lift security system, power backup, and Fire safety system is provided as per the disaster recovery parameters.
9. Power Backup – It is very important for the multistoried building to have power backup to operate lifts, common area lighting, and sometimes builder offers a single phase for internal lighting as a power recovery management.
10. Amenities – Check for the amenities provided as per the plan are under construction or complete. Whether the builder is charging maintenance fees before completion.
11. Check all Keys – Take handover of all sets of keys for all door locks provided by the builder.
12. Handover to Society – Check for builder’s plan to hand over all documents, maintenance fees, and cleaning his construction material from building premises once handed over to the building society.
