I am always keen to observe and monitor property valuation trends of my property as per the market. When I see the appreciation of value for my property, it makes me feel proud of taking a decision of buying a property at the correct time.

In India, generally, property value appreciates at a good rate compared to other countries. It is a good resource for gaining good returns on your investment, if well maintained. You might be thinking if my house is not used and like a new car If I keep it locked and don’t use it. It will remain new for a long time.

Initially, I was also having the similar thought process. I kept my apartment unoccupied for a couple of years, with the hope of doubling the price. One day I realized, I am just spending additional money on paying property taxes, society maintenance, paying loan installments apart from my property purchase cost. When I calculated overhead expenses then I realized, my investment is not getting appreciated as I thought. I was having a notional feeling of my property appreciation.

I thought of renting out my property to recover overhead expenses. I went and inspected my flat and realized that my property was locked since I bought, many things are non-functioning like windows are not openings, door hinges got rusted, electrical switches are not working, paint got spoiled due to seepage and many more problems came in front of me for repair. When I worked out the cost, it was huge to pay just to repair.

This made me think, if I would have given my property on rent and did not keep unoccupied for some long then I would have maintained my property in a better manner. Instead of paying a huge amount for repair, I would have spent small chunks on time to time just for maintenance.

After renting out my property, my neighbor was very happy as she felt secured and stopped complaining about security issues.

I could take the benefit of tax exemption when I applied for tax returns. This made me realized that if you plan properly for your investment then you will definitely get benefit from it.
